The proposal is to convert an integral double garage into living accommodation while retaining the mandatory 3 parking spaces on the front of the property. This requires knocking the internal wall of the garage down and part of one other as per the drawing uploaded. The front of the property then would have glass doors as would the rear as per the drawing. The front and rear would finally be rendered in pale grey with all windows replaced with dark grey aluminium to create a modern clean crisp house in a 15 year old tired development. The front outside the garage would also have a small front garden but still enable it to be used for 3 off-road parked cars. A small perimeter wall would surround the front garden to mark out the boundary. The living space is expanded and the appearance modernised from old red brick to crisp clean render but the footprint remains the same.

T1 Ash tree to be reduced back off the street light, giving a clearance of approx. 1.5metres. T2 Pine tree to be deadwooded, with lowest minor branches to be removed . T3 and T4 Pine trees to be deadwooded and crown raised to approx. 5 metres and reduced off the house to give a clearance of approx. 3 metres to give better shape to the tree to allow more light into the garden and clear off the house.
